About us

BPC Land Sales and Marketing was established in April 1996 by the three working partners, Stephen Blight, Richard Paterson and Paul Cousins.

The structure of the business was designed so as to act for a small client bank of property developers, both publicly and privately owned, providing a one-stop property shop catering for the developers needs in the sourcing of the raw material of the business through to the sales and completions of the newly built properties.

BPC’s aim is to work closely with their clients on a day to day basis, not only to source the land opportunities but to also study locations of specific interest to them. Advice is offered on unit types, specification and advertising amongst other points. BPC also have their own professionally trained site sales staff if required.

BPC in effect work alongside their clients to enhance their client’s prosperity. The intention and objective is not only to work on today’s property deals but also those of tomorrow and the longer term future.

The approach taken by the working partners allows BPC to work alongside and in unison with their chosen clients.

Stephen Blight

Stephen Blight started his property career in 1984 as a new homes Site Sales Representative working for East Herts estate agents W H Lee.

In Stephen's five years at W H Lee, which also saw the company taken over by William H Brown Estate Agents, backed by insurance giants Royal, Stephen worked for a number of developers including Rialto Homes, McLean Homes and Wimpey.

The success of W H Lee's new homes operations (which ironically was headed by Paul Cousins) in unison with the takeover by William H Brown, enabled Stephen the opportunity to be promoted to Manager of the North London and Northern Home Counties region, dealing specifically with the company's own estate agents and developer clients alike.

In 1989, Stephen left William H Brown to head up a newly formed Land and Leisure Division for West End based chartered surveyors, Pyle Owen and Partners. This role was specifically aimed at property development in the leisure industry.

1992 bought an approach from Adam Kennedy Estate Agents who were part of the Legal and General Estate Agencies Group for Stephen to run and expand their New Homes Division. The success of this division, along with Legal and General's desire to operate a specialist Land and New Homes Division nationwide, led to Stephen being promoted to manage the network's entire activity nationwide, which at one time totalled more than 390 offices.

Paul Cousins

Paul Cousins started his working life in 1974 for chartered accountants Rowland & Co. It was a year later that Paul's property career began when he started working for W H Lee & Co estate agents as a Site Sales Representative, working on a Rialto development in Ware, Herts.

1977 saw Paul leave on-site sales and move to the ‘second hand’ market but still in employment for estate agents W H Lee, in 1979, Paul became Assistant Manager in Lee's most successful office.

In 1982, W H Lee made the decision to open a specialist land and new homes division. It was no surprise that with Paul's knowledge of new and second hand sales he was promoted to manage this new division.

1985 saw W H Lee taken over by William H Brown. Paul, with the now new set up, was made a Local Director. Over the next four years, the success of the Land and the New Homes Division spread throughout the group. In 1989, Paul again received another promotion to that of Managing Director for Royal Life Estates New Homes Division, a position he held until the end of 1995.

In this capacity, Paul was responsible for the entire group's activity, which totalled over 500 offices nationwide in their dealing with land acquisition and new homes sales.

Michael Goodsell

Michael Goodsell joined BPC as a Consultant in 2005. He started his career in property in 1964 with W H Lee as a trainee surveyor and gained qualification as a Chartered Surveyor in 1971. He became a partner of that firm and during the 1980's concentrated his efforts on land and new homes development.

In 1986, W H Lee were taken over by William H Brown and in 1989, Michael was appointed Deputy Chairman of that company. Royal Insurance, who by then owned William H Brown, amalgamated all their estate agencies (over 750 offices countrywide) in the early 1990's and Michael was appointed Regional Operations Director for London and the Home Counties with direct responsibility for over 100 offices including Barnard Marcus in central London.

In 1994, he left Royal became a partner with Wisbey Goodsell Chartered Surveyors in Ware. At the end of 2009 Michael retired from Wisbey Goodsell and remains a consultant with BPC.

Richard Patterson left BPC in 2004 to become a Director at Fairview New Homes.
